About the Fund

The MM Real Estate Credit Fund (“MM1”) aims to provide wholesale investors with access to a diversified portfolio of first-mortgage development loans secured against Australian residential and commercial real estate. The Fund focuses on smaller, simpler construction projects, such as duplexes, townhouses, terraces, childcare centres and light industrial facilities, where traditional bank financing is limited.

Investment Opportunity 

  • Australia faces an ongoing housing shortfall, with only around 170,000 -180,000 new dwellings completed each year, significantly below the National Housing Accord target of 240,000. 
  • SME developers are crucial to delivering infill and medium-density housing but remain underfunded as major banks have reduced exposure. 

  • Similar funding gaps exist in small-scale commercial projects where demand from tenants and owner-occupiers remains strong.

    • Manager commits 5% first-loss capital (Class B) up to $5 million. 
    • Loans subject to strict covenants and oversight.
    • Liquidity facility available to support fund cash flow.

    • Open-ended wholesale unit trust. 
    • Monthly liquidity after the Fund’s first 12 months. 
    • 1% p.a. management fee (ex-GST).

Wholesale clients as defined by the Corporations Act who have an accountant’s certificate confirming a gross income of over $250,000 p.a. in each of the previous two years and or net assets of at least $2.5 million. Alternatively, you may qualify without an accountant’s certificate if you invest $500,000 or more.  Available to wholesale, sophisticated and institutional investors only. 

The MM Real Estate Credit Fund is an open-ended fund that aims to provide monthly distributions with a target return of RBA Cash Rate + 5% p.a. net of fees and expenses.

Aura Group Funds have a minimum investment of A$500,000, however, investments of $50,000 and above will be considered with an Accounant’s Certificate evidencing Wholesale Client status. After the Fund’s first anniversary, we expect to make redemptions available on a monthly basis (subject to available liquidity). 

The Fund has a management fee of 1% p.a. (excluding GST). Fund expenses are capped at 0.50% p.a.
